Lets say you had to move to Missouri and you had never been there before. What part would you go to? How about if you had a choice between being close to Bull Shoals Lake or Lake of the Ozarks? How is the fishing & hunting in those areas and which would you choose?

I'm heading down this Sunday to look at both areas, so any quick info or ideas would help this sickofsnowbird!

I like the area down by Bull Shoals. LOZ is nice though. Both have rocky ground so yo ureally can't farm much there. Lots of good deer and turkey hunting.

How's your trip go anyway?

spectr17; The trip went well, learned a bit, liked some things and did not care for a few.

We started out just driving through the Houston, West Plains area. There were some pieces of land there that I had seen on the net. As there were in all the areas I will mention. I wanted to look most at areas close to some good fishing though but wanted to at least give all a look see. Then we went to Mountain Home AR for a couple days. Nice area but I did not care for the dry county stuff and the land we looked at was extremely hilly and no top soil for food plots or plain old nutrition. Bull Shoals would be neat to have in the back yard though. Then we drove by a piece, just to see over by Harrison and then headed north through Branson to Collins and Warsaw. Ended up staying in Sedalia where there were a few pieces I wanted to see that were reasonable and close to LOZ. The Realator told us that Cole Camp is where the plains meet the mountains, and I and my wife both liked the topography and feel of the area. We looked at 4 pieces but I fell in love with the first.

137 acres of rolling oaks and misc other harwoods. A nice draw that he said would be perfect for a small lake and no permits would be needed. A little gravel and black top frontage. 10 miles to a launch on LOZ. 6 miles to Stover for some shopping. 22 miles to Verailes for Wall-mart or a clinic, 45 minutes to Sedalia for hostpital and maybe some State Fair outing. Nice neighbors, we met a Meninite couple, a AF officer and another guy, all were nice.

I signed a counter offer and really want to try this move. My wife has cold feet but I believe we will work it out and give it a try.

Melvin, if I have ever wanted anyone here to take my advise, it is right now.....
Please, please, PLEASE, make sure it is something that your wife really wants to do! No matter how unhappy you are where you live now, it will be nothing in comparison to how unhappy you will be in the future, if your wife isn't happy with your move (speaking from experience, she might be going along with you, just to please you).

Good luck with what ever you decide. I hope everything works out great for you.

Thanks for the reply! I left it on the desktop so she could read it. She did.

I feel the same way as you do clutchkiller. I then told her YES or NO are options, but avoidance is not. After an hour of heart to heart she said she would give me an answer by Monday on wether or not she would agree to buy the land. She will not! I will end up not buying the land but will love her just the same. Better to be cold than out in the cold...I guess!!!!!!

I lived in Mo. for quite a few years after getting out of the Army which is before I decided to move back home to Iowa..... LOZ is nice but the Branson area is better IMO. Both have +/-'s, but between the 2 if I were you, I would opt for the Branson area. By the way I have lived in Rolla, Springfield, Lake of the Ozarks and St. Louis so I am not going by hear say... purely by experiance. Take your time and look some more. Don't make any snap decisions and something like Gold will drop in your lap when you least expect it. If by chance you do decide on LOZ .... go with the west side of the lake. It is less expensive on the West Side.... At LOZ, the west side is considered the KC side and east is considered the STL side. And if you decide to go near Springfield, be careful.... Springfield is considered White Trash Capital of the World.... Thieve's Galore !!! They will rob you blind in that city.

Well buying the land looks like a go. The wife sounds ready to at least give it a try for a couple of years. Kind of look at it like a new job. Hope this works out as good as I am hopeing.
