MAJOR EDIT OF THIS POST....... I made the phone call..... talked with Bill Jackson, he gave me the Correct Information regarding this property. He says the internet site is 4 years old and has incorrect info.
HERE IS THE CURRENT INFORMATION.

County : Tehama County
Acres : 828
Price : $414,000.00 negotiable
Great place to get away or have your own hunting club. Property is
located west of Red Bluff off Colyear Springs Rd. Access is through
locked gate. Owners have seen Deer, Bear, Turkeys, Dove, Quail and
sometimes wild Boar. South Fork Red Bank Creek runs thru part of
property. Terrain is rolling to fairly steep, great habitat. If state
puts in a proposed Recreational Reservior, part of this property would
be lake front. (This has been on the drawing board for years).
For more information on this property call Bill Jackson at 1-800-287-2187

That property has been listed for years. I remember when it was listed for around 100,000 k. Not sure why it hasn't sold. Still a reasonable deal. WU has or had a property not that far from there.

Highly unlikely the lake will go in--all damn projects are frozen in CA and it's highly unlikely it'll ever go in....similar situation up around Sites/Ladoga....those days are, well, water beneath the bridge.

the longer story.... YES, the "original" listing I saw was indeed for $110,000.....
but.....
the property actually sold about 4 years ago and no one has been able to remove the listing from the internet..... why, I have no clue.

AND..... the "investment group" that bought it now wants to sell it.

The current realtor (Bill Jackson) just e-mailed me many pics and such.... the terrain up there looks an awful lot like VAFB terrain down here.
Also, the place adjoins another private hunting ranch up there.

Cheers,

Carl

You could actually plant barley there and pull in a bunch O hogs I'd imagine. The price is reasonable although a far cry from the 100k or so it was originally...that was a heck of a deal even for back when....must be low grade soils mostly on that property.

Just a thought, if they paid $110k 4years ago and no income from the investment during that time, they may be open to triple there money and go on to something that pays a return. remember it took years to sell the property at $110k and the real estate market may be starting to backslide so $300k would seem like a fair price to me. $300k divided into 10 share's, $30k per share would make an interesting approach, any taker's ??? my pal in WA is planning on making some polite inquiries.....

Note especially in the ad, "proposed reservoir.... lakefront property....." THAT has 'land speculation' all over it.
-- I also asked the question, "If that reservoir happens, how much of the land becomes lake bottom ??" The realtor on the phone said there is little if any chance of that reservoir becoming a reality..... he didn't answer my question.
-- So another way to read the situation is that "they" bought the property in the hopes of a reservoir, and perhaps "they" were political enough to hopefully make it happen. So, now they are selling because the reservoir won't happen and simply trying to churn a big profit on the land sale.

Could be a real opportunity to simply buy 'em out at their cost ?? If "they" bought it for $110k and have been paying Kali property taxes for 3 years, they may just want to dump it for $110k + taxes paid.

Here's the link, hope it works, it is MLS # 200009001
