This is what happens when your company is land rich and cash-flow poor. Man I hope the hogs tear the hell out of that golf course and the front yards of all the yuppy granola munchers.

venture agreement with DMB Associates of Scottsdale, Ariz., a leading
resort/recreational planned community developer in the West, to jointly
develop and build Tejon Mountain Village. The partnership unites two companies
that share a common vision of high-quality, environmentally sensitive
development.

resort/recreational and primary home communities makes it the perfect company

DMB's equity investment in the partnership could ultimately exceed $100
million.
Tejon Mountain Village is designed to be one of America's premier mountain
residential/resort communities -- a 23,000-acre nature reserve made possible
by a sensitively planned 5,000-acre mountain retreat. Tejon Mountain Village
will allow people to live in harmony with nature and protect the natural

That's weird, right now I am working on the drawings for DMB's new offices in Scottsdale.

I'm so tired of seeing prime hunting land turned into golf courses so folks in goofy looking pants can hit a little white ball around. What a huge waste of land. Does every community need a golf course now? There must be 30 of them with 20 miles of my house. Just what we need in the arid west, more lush green grass to keep up. Of course the owners always tell you it's recycled water they use but that recycled water has to come from somewhere. To me golf courses in the west are the epitome of our stupidity. Wanna know why we are short water out here, you don't have to look far.

If you download the PDF map, they have housing all over the squirrel ridge area, down south of the lake, and east into Beartrap, and above all along on Ghegus ridge.

I kinda speculated a year or two ago when that preserve was announced that at least that block will be left in perpuity (hopefully)...But, it's definately beyond comprehension that it'd turn into such a sprawl!! Like Speck said, if I weren't so ticked, I'd laugh....then again, the investor in me says, "How do I get into phase 1? Could you make that two condo's on the rocks over the bluff pleeeeze?

Double guns, Hogs, Hummers and Landcruisers....rail guns & squirrel shoots.

Once those 25,000+ housing units are fully occupied, then the sheer density of people will shut down hunting in the 100,000 acre preserve, because of liability concerns. There will be no more firearm hunting, maybe just archery. Even archery might be restricted due to pro-animal rights residents. Definitely will kill hunting as we know it now at Tejon. The money involved in that gigantic real estate development is staggering and the hunting revenues cannot compare or compete. The hunting will simply be phased out or eliminated. The stock market price and the investors and the corporate earnings will be paramount. Just like any big corporation. 'Nuff said.

They have to have a main attraction as a "come on" in their sales brochures. Sort of like an anchor store like Macy's or Sears in a shopping mall. They have to be lavish in the recreation amenities to attract people 60 miles to commute up in the mountains away from their employment in the L.A. megalopolis. It is a long and slippery commute during winter, snowy, icy conditions up in the mountains. It is definitely NOT good news for hunting in the surrounding areas. People will be hiking, driving, camping, sightseeing and what not. People density and liability concerns will always conflict with hunting. SAD. 'Nuff said.

4 golf courses mean 4 club houses and 4 - 19th holes where they can sell over priced food, $40 t-shirts, and watered down bourbon.

The elk will love chewing on those greens and fairways in the winter. Wait till the first Hollywood Cowboy walks up to his ball on the green and sees his first 800lb rutting bull elk let loose a bugle. He'll poo his britches while sprinting for his Mercedes golf cart.

That area is prime hunting for the south side. What a pisser....well if you can't beat'em I sure hate to join them.
