Gunner, keep on looking man!! Always worth my time. The 550 Acre posting you responded with though has an USEPA problem. They have determined that elevated levels of mercury are present on the property. There is a cleanup and abatement order on the property issued by the California Regional Water Quality Control Board, Central Valley Region. Probably not our best investment but more along the lines of the Acreage we will need to have a succesfull hunting area. Keep your eyes posted.

I got my antelope about 10 years ago at the Flying X. At that time, they allowed non-members to hunt there for a fee. I paid $150 a day that included staying in one of the cabins and food.

It is a beautiful place with nice facilities. The lakes are stocked with trout. Since I got my buck early, I spent a day fishing and caught a mess of trout. There were mountain lion tracks around the lake...

It's not a bad deal if you are able to travel to the place or are retired and can stay there for an extended period of time. There is lots of game and some nice 4x4 muleys. A friend of mine owns a share in the place now.

I don't know how fixed in Cali you all are, but I would suggest looking back to the east. Here in Texas GOOD hunting/residential land is still reasonably priced. Try this site www.texasrealestatemagazine.com and look in these counties, BROWN, HAMILTON, MILLS, CORYELL, EASTLAND, LAMPASAS, SAN SABA and the rest of that general area. $1500 to $2500 an acre, $2500 being for live water land. As far as hunting,$35 dollars for a license allows you to hunt deer, as many as 5 in some counties, 5 turkeys with an additional $10 stamp, all the wild pigs you can shoot, squirrels and rabbits no closed season, doves two different seasons, mule deer and javalina a little farther west, pronghorn antelope, and exotics galore with no closed season. Hope this info may help some of you, but try to keep it a secret, wouldn't want too many california types moving here

Oh, fine Satchmo... rub it in!

I was just down in Dallas over Easter weekend. Dang! 4 BR houses under $200K! Property at $1K to $1.5K per acre... I could sell what I own here in the SF Bay Area and buy a bloody castle!

Shoot. If only it weren't Texas.

Nawp... I'm stuck in CA for the foreseeable future. If I ever do leave here, I'm looking at Florida or North Carolina.

Gunner, how can I link to look at your research? I seriously considerd a previous post of yours and even got authorization for a loan. We never stopped research on it though and ended up pulling out at last minute due to hidden problems in the investment.
