We have a 1000 acre lease, sharing with 10 hunters. Good A zone habitat for deer, pig, quail, turkey, dove, rabbit and varmint/predator. Exlcusive hunting access for 10 members. ATVs encouraged, but easy truck/suv and hiking access.

Lease is split evenly with 10 hunters. Not looking for just anyone to join, we are a group of responsible professionals, and hunt for fun. We require strict adherence to regulations, and responsible members only.

Cost is $1450/year, we need 3 more members this week so we can get out and scout for the A zone opener. The ability to extend the lease is there, we will see how the first year goes for hunting, and how we all get along, and then take it from there. I have a very solid group of 7 right now, we are a good mix of good people.

It's worth the drive! And you would be the only bowhunter, have all those seasons to yourself.

As of now no. I guess the potential is there for the last 3 spots to be bowhunters or for us to pick it up, but pretty darn likely to be you by yourself.

too much money. I could join a hunting club for that amount of money and have tons of ranches to hunt rather than just one. A 1000 acres for 10 hunters gives each guy 100 acres. Not much room.

So interested people will get all the details of this lease ? photos ? location ? who u are ? and so on and so on before money is given to you ?

Sure could, but you would be sharing tons of ranches with hundreds of people. 10 guys will rarely, if ever, be on the ranch together. Shoot, it is 15 min from my house, my deer hunting will be mid week after work.

If you are looking for a guaranteed bag of a deer, this may not be right for you. This is 1000 acres of property for you to share with a few like minded individuals. I love to hunt, but that is just part of the draw. We can camp, hike, tool around on ATVs, target shoot, varmint hunt, etc...

LOL, If you target shoot on 1,000 acres, not many hunting opportunities are going to be left i guess.

Plenty of room to target shoot at the main campsite. Not likely to be happening much during deer season, but 1000 acres is a lot of space!

Aren't y'all tired of dry, rugged and over hunted public land? Maybe I am crazy, but I have seen more animals and sign in 3 hours than I did all last year in Los padres.

No your not crazy. I hunt public land in the Los Padres NF, however, I don't have a problem finding game. In-fact, last year I had 6 legal bucks all within 45 yards or less of me, at the same time, with some does in the mix; A nice 3x3 decided to pretty much commit suicide via a little copper projectile. But, those game rich places are generally far and few between on public land.

I can see how many guys would want to hunt on such a ranch, so please allow me to assist in better selling this opportunity with a few questions that I would have if I were to consider your offer. 1). since it's only 1000 acres, with 10 hunters, just how many bucks can be responsibly harvested each year? 2). What keeps the deer on the property, i.e., is it planted, is there a water source(s), if so what type. 3). What is the properties habitat? 4). are there building or out-buildings on the property?

Keep in mind, that I'd like those questions answered for each hunt-able species. One of my concerns would be with both deer and turkey, as over harvesting could be detrimental to future hunting. Allow me to give you an example: you have 10 hunters. If each hunter purchased 2 deer tags with the intent to fill both on the property, that would be 20 bucks harvested, per year. Now I am sure that it is unlikely that 20 bucks would ever be harvested in one season. But there does need to be some sound management, and I have not heard anything of it yet; so you may want to provide a little more information. While your at it, why not post a few pictures of the property.

Clearly you have a variety of game on the property, and it's a good opportunity on private land. The fact that it has pigs, and they can be hunted year round (are they on the property year round), makes this well worth the cost, considering the cost of a guided hunt. And, the last I checked, the Jack Ranch was charging $600.00 for a weekend hunt, as many of the guides are. But then, hunting the Jack Ranch is as guaranteed as you can get for harvesting an animal. Yet, I prefer doing it myself, as I am sure many do, and this would fill that need well.

In terms of game management, we are going to take it fairly slow as we get an idea for inventory. Each member can fill 1 deer tag this year. Lots of us are new to hunting, so seeing all those fill is unlikely, but it will give us a chance to assess inventory. Turkey are incredibly numerous on the property. It is not planted, but there are tons of oak trees, berries and several active springs. Some surrounding ranches are planted. There is virtually zero hunting pressure in the area, so they have been around and are comfortable.

To me, the cost is reasonable even with just quail hunting, and the near certainty of turkey as well. Throw in the better than average (at least) chance for deer and pig, and it's a no brainer. For slightly more than $100/month I have land I can get to in 15 min, with very few guys to share with. My kids can safely accompany me and learn to enjoy the outdoors.

The price is very good, have hunted lots of ranches and clubs over the years. Distance from OC and IE is good, the problem will be the size. That is a tiny piece of property and if you guys are new to the sport you will find out in short oder you need at least 3-5 times that much land for ten guys big game hunting. You would be wise to limit it to 5 hunters and double the price but ten is too much.
